House purchase - What financing terms can be expected?

Unfortunately, nothing can be done about the 3 months anymore. I hope it goes smoothly and quickly. A longer interest-free period would have cost me more due to the increase in the loan interest. And the lender has already been very accommodating to me.

I have already received a non-binding commitment, so if no incorrect numbers were entered into the PC, it will go smoothly.

I also decided against KFW.

If I manage to pay an additional 1000 Euros once a year, I will basically be done after the 20-year fixed interest period.

Hello, unfortunately everything changed today. The owner wants to sell to someone else. So now I’m standing here in the nonsense... All levers already set in motion. My disappointment is huge.

The building savings contract has already been cancelled, can a cancellation be revoked???

Furthermore, I have signed a construction financing application, the loan agreement has already been sent to me today.

Do I have to take care of anything now? Of course, no one from the lender was reachable anymore today... Do I have to revoke anything regarding the application? I haven’t signed the loan agreement yet. A credit report has already been obtained, do I have to revoke anything there, or give the lender an order to revoke it, or does it happen automatically? Not that something is recorded in my credit report? That there is a contract?

I'm sorry for you that it didn't work out.

To reassure you a bit: a loan agreement cannot (or is not allowed to) be listed in the Schufa as long as it does not exist (i.e., it has not been signed by you and the bank). What will probably be listed there for a limited time is a loan inquiry (or the query of your Schufa data with the reason "loan initiation"). Other banks will therefore be able to see in the next (IIRC 6) months that you have already started a building finance inquiry. This may also have slight effects on the (bank) score - but since the calculation of scores is kept very secret, this is only a guess.
