As stated in the first post, it is different at every bank. For example, we were able to freely dispose of the money, only had to prove the construction progress. Others had to submit invoices that were then paid directly, so they never actually got the money themselves.

Everything is possible, it just has to be agreed upon. However, something like that should also be included in your loan agreement.

We only bring in our equity at the end. With us, it's pretty flexible; a call or a Whatsapp message is enough and the money is either transferred to the account or, for larger matters, paid directly by the bank.

If the processing of the payments goes through the bank (we ourselves don't have access), the question arises for me, how fast does it go for you?
I have little desire to wait 1-2 weeks after a trade completion on the construction until the payment of the invoice is finally made by the bank.

But I can already see that this must be discussed in detail with the bank that grants the loan.

In addition to consulting with the financing bank, I always recommend reading the loan agreement that you are signing.

Our bank (DB) almost always processed the payments on the same day. I scanned the written payment orders (some directly to the recipient's IBAN; some to our account, as already paid or many smaller amounts) and sent them by email to our contact person. Then an email with the processed payment order came back.

We were also able, for example, shortly before the end of the interest-free period, to simply "activate" the remaining amount, even though there was still time before it was needed.

By the way, some banks only allow a limited number of partial disbursements in the loan agreement for free. Each additional one costs a processing fee.

Ouch....

Everything is stated in your loan contract.
Disbursement when all disbursement conditions are met.

The repayment date is also in the contract.
