House purchase/sale, how is the demand? Looking for experiences

Hello,

I am interested in hearing about your experiences regarding buying or selling a house.

I want to get a feel for how demand currently looks, as we are planning to sell our house for professional reasons. And for me, the question is: sell through an agent or by myself? I am confident in selling it myself (I am experienced), but what about the time commitment?

Everyone prefers to buy directly from the owner to save on commission. But how big is the effort involved in selling a house right now? I don’t have time to deal with a flood of interested parties and constantly answer emails. On the other hand, I can obviously sell the house better because I know it inside out.

We live in a quite sought-after area. The house is in a good location in a modern neighborhood, with very good infrastructure. The house was built by us, everything is tip-top condition with upscale features, still under warranty, and on the market here (I regularly follow [Immoscout]) a real gem, which is confirmed to us again and again by others.

Have you recently bought or sold and can share how much effort, interest, and competition among buyers there was? Thanks!!

I think in a sought-after area there won't be a huge number of appointments, but rather the house will probably be gone quite quickly. Therefore, I would also only schedule a maximum of 2-3 appointments and then first see if that might already be enough. And in the listing, don't necessarily include the phone number (unless it's mandatory), because then it will probably ring nonstop.
The price increase is of course in your favor. I can only marvel at it.
Example: the neighbor just sold his house, it was listed for 350,000 euros and sold quickly. So I assume it went for that price or a similar one. The house was sold in the (original) condition that our house was in 6 years ago, built in the mid-70s with similar size and plot size. Back then, we paid 139,000 for a fairly comparable building. I'm slowly thinking about what one would get for a fully renovated building today :D
We would probably get at least 200k more, rather more. That really makes you think ...

If you don’t live in the middle of nowhere and the house is good (as you wrote), the sale is a piece of cake: 1. Tidy up the house and take nice photos 2. Place an ad on ImmoScout 3. Have the documents for the house ready 4. Do 2-3 viewings and arrange a notary appointment

If everything is as you write, then set the house at market value as a basis and run a bidding process among the interested parties.

It's annoying, but if I were the seller, I would do the same.

Bidding process... but there is also a high risk that only joke bids will come in. I don't know if people will really pay what we expect (market value according to Immoscout).

Tendentially, as a bidder, I would also always try to pay as little as possible.

How can I protect myself against "onlookers"? How would you approach this? Of course, I want to show the house only to interested parties and not just to curious people who have always wanted to know what it looks like inside. How can I protect myself against someone dropping out on the way to the notary? The real estate agent can, for example, contractually regulate 1% of the commission here and then claim it. But as a private seller?
