House purchase + Purchase price

Good day forum members,

we have decided to buy a house. Since there are countless sites on the internet, it is easy to lose track.
We are asking ourselves about a fair price. Certainly, the seller and buyer have different interests regarding the price. It should be fair for both.

Now to the facts.

House built in 1966 (semi-detached), basement, 2 floors of living space (130 sqm), 6 rooms, plot 672 sqm,
equipment (modest), night storage heaters, roof covered with corrugated Eternit (without asbestos),
garage, asking price: 125k €, the house is located in a town with 2000 inhabitants and good connection and structure.
Doctors, pharmacy, supermarket, etc. Located in a climatic health resort.

We want to pay about 108k € for it.
The modernization costs are known to us so far. Heating will be replaced, windows renewed, etc.

I would appreciate feedback regarding the purchase price.

As with all other goods: supply and demand determine the price! What is the house worth to you? If it is TEUR 108, then offer the seller this price. If other interested parties pay TEUR 125, you're out of luck. You cannot get an assessment from us regarding the purchase price because, first, we do not know the house and, second: see the beginning of my post. P.S. With us, for the targeted price, you might get half of the plot without the house. Prices are therefore relative...

Hello dear community,

I'll use this thread instead of opening a new one again. I have a question and must already apologize for my absolute ignorance. I want to buy a house soon and, among other things, have found an offer. It is a projected construction of a terraced house. My ignorant question is, if I accept such an offer, am I then the builder myself? What matters to me most are the costs. I know that when buying a house additional costs such as property transfer tax and notary fees are added. However, if you are the builder yourself, there are about 20% additional construction costs (e.g. development costs electricity/gas/insurance/construction power). I am not sure whether such costs will also be incurred with an offer like this or only the purchase price + buyer’s commission + property transfer tax + notary + painting and floor work. I wanted to ask for opinions here first before I ask the provider such a silly question.

This offer is from a property developer.
At least I know that you have to pay real estate transfer tax on everything.
The link will be deleted by the mod anyway, so ask the property developer directly. I assume from my reading that the developer organizes the risks of the land, for example, themselves, but the development costs are probably always on the builder's side.
You will probably have to "stupidly" ask the developer about everything else... in my opinion, it really depends on their building description, but it may also be that someone knows better :)

Development costs: whoever was the owner at the time of connection. So for the developer, usually the developer still is. But even here: it depends on the [Erschließungssatzung] of the municipality and what is allocated when and how. The developer could pass this on to you as additional costs, depending on the contract,....

Hello, the question is, where is the "Ding" located? In a spa town in Bavaria, it is a real bargain, whereas in Thuringia or the Ore Mountains it is almost usury.
