My father and uncle live in the condominium (in Saarland). But without additional fees. Here in NRW, I see condominiums everywhere associated with additional fees. Is that usual? I didn’t know that until recently.
What exactly is done with the additional fees?
My husband and I calculated once: in Pulheim, a new house with 22 (I think) condominiums is being built. The price is okay. We would only have to pay 12,000 euros for a parking space, but no commission. That balances out and just 1% repayment because it’s a new building. So far, so good. Then we got the info about the additional fees. Phew... having to pay about 300 euros extra in additional fees and that FOREVER discouraged us.
Too bad, it would have been too good.
The additional fees include, besides jointly payable ancillary costs and possibly property management, hopefully also a maintenance reserve.
So it is nothing “extra” and will always be incurred in a similar amount. Whether you are aware of it or not.
