Hey guys, I am planning a single-family house made of Neopor. I have contacted an architect and received an offer. I also had a meeting with a company that offers the Neopor kit house and they also made a rough offer, but I am not sure which option is better. If you can help, please do.

What is that?

You should be aware that the architect has offered you everything you need for the construction except for materials, craftsmen services, and fees. In contrast, with Argisol you only get what you need for the application and awarding of the shell construction. In particular, you have to carry out the tendering as such as well as the construction management yourself. Can you do that? I do not necessarily find the architect's offer more expensive in relation, provided the quality is right.

The question is how far BEWA creates your floor plan or if you have to go to the architect anyway. Also, two offers as a basis for comparison are somewhat little. You should get more and possibly also resort to a general contractor. Especially nowadays, a fixed price commitment is really worth gold. The architect cannot provide that to you.

We don't want a general contractor. We have thought about it and want to include as much self-work as possible. We only need the planning at a fair price. And for the construction manager, we will use the architect. But I don't know who offers the better option. I am considering going to another architect.

I thought you needed the planning at a fair price? And now you say you only take over the planning and construction management?

Basically, an architect charges according to a fee table. It depends on how complex your volume is, how much it costs in the end, and which planning phases the architect takes on. But actually, all architects should cost more or less the same.

With an architect, you are completely flexible regarding the execution. Whether your house should be made of wood, stone, metal, or whatever.

With BEWA, you are bound to their construction system, and the awarding of individual trades, construction supervision, etc. is missing. That means either you take over that yourselves if you dare, or you have to go back to the architect anyway.

So, with the 15K from BEWA, only part of the architect's services is included.

Maybe the architect can also build with the BEWA system??
