Hello everyone,

a friend recently purchased a plot of land. He and his wife are now not quite sure where to place the house and also do not know what to do with the approximately 8m*8m square in the southeast of their property. The driveway is located in the northwest (marked with an arrow). Since I honestly have no idea either, I thought I’d post it here. I have made a simple sketch for clarification. I look forward to ideas.

Best regards

The municipality will surely have put a lot of thought into it for your acquaintance, so that the agony of choice is reduced:
- If the property has a development plan,
there is a building envelope that will significantly narrow the framework.
- If the property is located in a §34 area,
existing building outlines are often used to define building lines.
Floor space ratios are an argument for sparing use of driveway lengths. Directions also provide good tips; for example, the north side promises little sun. Your acquaintance could thus have found the self-resolving problem ;-)

No development plan. There is only a narrow path as access via a neighboring property, where the arrow is marked.

The 8*8m square would be perfect for a large garden house including a seating area.

With 23 m by 20 m, this is really not a complicated plot. The 8 m² approach only needs to be considered in the garden planning.

Without knowledge of the surroundings, in my opinion, no one can make a reasonable proposal. A location map is needed, showing the immediate surroundings, including the marking of buildings, etc. Such a thing is usually also available "officially".

For assessment from a distance, an aerial photo/Google Maps screenshot or similar is also useful (I am not able to assess the legal implications).

The building faces NE. Bedroom on E side. Living room to the SW. Kitchen to the NW together with utility room. There is a side door from the driveway. Entrance in the middle N. Terrace comes to the S. On the 8 sqm piece the shed for the lawnmower and such. What is difficult about that? Karsten
