House placement and floor plan layout in the second row

Good evening,
first of all, I would like to sincerely thank you for being admitted to the forum. We are a young family and would like to build/buy a house.
Currently, we have a plot of land in mind that is sold (and then also built on) by a well-known German prefabricated house manufacturer and that we like very much in terms of location.
We are still at the very beginning of the planning, but would like to proceed as concretely as possible from the start. We are especially interested in ideas and suggestions regarding the optimal placement of the house and garage on the plot. This is also the main reason for my post. I have made a very rough sketch of how I currently imagine it, and you are welcome to say whether this makes sense.
Ideally, the terrace should be oriented to the south and west. However, I am unsure how the house entrance can best be placed so that it is not directly next to the terrace (this is not usual, right?). In general, I would also like as much sunny area as possible.
I have attached a standard floor plan that we like in terms of layout. We want a as large as possible living-dining area on the ground floor, the additional room can also be very small. In your opinion, would this floor plan be suitable for the plot?

One disadvantage of the plot is that it is in the second row and only partially developed. The path to the street is relatively long, which will likely make the earthworks more expensive. If anyone has experience with similarly long paths to the street, concrete numbers would be very helpful.

Utility providers often have flat rates or prices per meter, which can be inquired about at the utility offices.

What does partially mean?

That also has advantages, especially with your garden orientation: you don't have to worry about separating pedestrians with a front yard and depth.

25% have this north-south orientation. Streets are built on both sides.

I hope a model house from this manufacturer?

By the way, these can be modified: technology should be close to the supply. In this case, invert the floor plan or swap utility room and office and modify the entrance.
but: it's not that great. If you look at the sofa wall, it is very... short...

Some people want more than one or even no child at all. And when you're only in your mid-20s, it makes even more sense to plan a house for 3 children rather than for one...
