We've already been through all that. We will comply with all energy saving ordinance requirements (roof insulation / windows). So Koempy's plan doesn't sound bad. However, I need some counterarguments against the building savings contract. If you could include free repayment adjustments, that would be almost perfect.

There are plenty of counterarguments
- Completion fee + possibly ongoing costs of the building savings contract
- low interest on the building savings balance, in return high loan interest rates because no direct repayment takes place
- uncertainty regarding timely allocation, because the savings installments may not proceed as planned due to repairs
etc.

The problem will probably be that the savings bank lady exerts slight pressure. Unfortunately, you also have to drive them away. You already have an acceptable offer. Don’t let yourselves be pressured. Have you asked Interhyp & Co? Maybe you also have possibilities through these brokers.

The thing is, I also have a building savings contract running on the side, which is also supported through [Vermögenswirksame Leistungen]. I would continue to keep that running.

Then, I would pay the amount intended for the building saver into a daily interest account monthly, and in case of emergency, you can access it immediately. Increase the repayment a bit. That sounds reasonable.

Another question is the [Wohnriester], what do you think about it? I still have my Riester running and would convert it into a [Wohnriester].

That was also recommended by the bank. Does that make sense or is it just pure profit-making for the bank?

We were also with Interhyp. But he said no bank would go along with the offer because we are putting in too little equity and the value of the house is not high enough.

That's why we already have a somewhat good feeling about this financing. It was basically confirmed by Interhyp.

It is important that you understand what you are signing.

The offer from [Sparkasse] is already good.

If there is already a [Bausparer], you can continue to use it without any problem. The closing costs have already been paid.
