House contract signed

Hello,

I signed the house contract on 14.11 after discussing the offer with company X. I had asked the advisor why I had to sign if everything was still non-binding. He argued as follows: "So that the house is reserved at this rate." Naively, I signed but under reservation of financing. The deadline is until 13.12.2010.

I have not sent the offer to my bank yet because now, surprisingly, an even cheaper offer from a competitor has come in.

(The plot currently still belongs to my mother, who wants to transfer or gift it to me soon through a notary appointment.)

Now I have had to find out that many already have such a problem and also want to cancel the contract.

Is there a chance for me to get out of this "unharmed" without costs or a lawyer?

From experience and honestly: "it depends" and if so, then probably only against a roughly 10% down payment plus/minus 0. Short question: why do you want to get out of the contract (who is company "X"?), which you voluntarily signed? Kind regards

Today a cheaper offer from another home builder arrived. It is 10,000 EUR less expensive. Of course, that is very frustrating. Therefore, I wanted to ask if there is a possibility to cancel the contract.

If that is the only reason, in my opinion there is no reason for termination unless something different is stated in the fine print.

Whoever signs a contract should have checked everything beforehand and not want to say afterwards April, April, I really didn’t mean it that way.

Have you compared the offers closely or are they comparable? We have experienced that it is difficult to compare offers because the services are always different. Even if it is only about taking over, for example, construction electricity/construction water or possibly the assumption of fees. So COMPARE EXACTLY before you make a mistake. And maybe you can still negotiate something???
