House construction planning process! When to make an appointment with the bank?

Hello,

we are also planning to build a house. We have the plot of land and have already had an appointment with the developer and have designed the floor plan. It takes about 2-3 weeks until we receive the finished floor plan plus 3D. Then we will also receive the offer.

Now I forgot to ask the architect how it works with the bank.

Can you help me with that? When can I go to the bank to discuss the conditions and other details or to get an offer from the bank? Probably only after the offer has been created, right?

I don’t know what you earn, but doesn’t one first ask the bank how much they will lend before making plans? Or do you have so much money that it doesn’t matter?

that is my question! We don't know yet where we will end up with the house. I think around 250,000!

But the bank surely wants something concrete right away, doesn't it, regarding [Baufinanzierung]?

Now the bank basically tells you this amount you can afford! Then you can plan. And when you have approximate figures from the [Gu] or [Architekt], it goes on.

You need the building permit for the real estate loan. That's where I'm currently stuck. As soon as you have it, I would take care of it if I were you. Provided you are sure that you will get the necessary money based on your finances.

Nonsense with the building permit. It usually has to be submitted later. It is not the rule that you only get or can sign the loan agreement after the building permit. Otherwise, no payments could be made to the general contractor until then, and in almost all payment plans, a payment is due beforehand.

It may actually be like that in your case. But it is certainly not the rule.
