If "92" is your birth year, are you both still under 30? If you both agree on that, that’s perfect! There are almost 40 years left until retirement and the repayment can comfortably be set at 2%, and you can/should work with special repayments. But you have the advantage of cash flow in case a year turns out badly or after having children when parental allowance stops and you cannot go back to work immediately. I claim that you can’t really save up much against the price increases with your equity. I don’t know how much Marburg is affected by the price level in Frankfurt.

If I move into a house, I’m already closer to 40 than 30 and I would have liked to have built 5 years ago. Unfortunately, my salary didn’t fit back then and my wife was about the same (presumed) age as you. That wouldn’t have helped anyway, because at that time, city life with bars, restaurants, etc. was the focus during university.

Now several of our friends over 30 have built, bought, or renovated and we are both as excited as can be about the house. Especially now through Corona, where the actually cool rental apartment proves to be extremely impractical. Also, during the lockdown, we noticed that cooking food ourselves can be really fun and clubs in the evening are much more exhausting than a game night with friends.

When building a house, both have to pull together. Otherwise, the relationship is over. Especially regarding location and floor plan + features. And that’s just the beginning, I noticed during the construction.

Maybe you can gently work towards it by visiting friends who own their own houses more often. In summer, the garden possibilities also have great potential for “wanting to have”.
