House construction: Is income and equity sufficient for financing?

It would also be good to have a soil survey done beforehand (costs about 600-1000 EUR) to better estimate the ancillary building costs. If a large soil replacement or even pile foundation is necessary, you quickly lose an extra 10-20k.

From your income, including additional costs, 1800-2000 would be spent. You have to like that.

Especially since the construction costs are still being questioned by the professionals

because the plot also has to be paid for.

For 350k all-in, of course you can put a house on an already paid-for plot.
Not 160 sqm with basement and garage, but nothing about that was reported anyway.
But I don’t want to question that any further, because that wasn’t the point.

First of all, thank you for the answers. So the plot of land costs about 130,000 euros. The house (about 150 sqm is a city villa, so 2 full floors with a 25-degree roof, standard equipment) 262,000 euros. Walls and floor coverings, garden, garage will be done by us with our own work. Additional construction costs are about 40,000 euros. In addition, there are notary and real estate transfer tax. We have a daughter together. We both have permanent contracts. However, I only work part-time. My husband is the main earner. We have a net household income of between 4,500-5,000 euros (sometimes also over 5,000 euros).

Calculate it again calmly. Also for own work, the material costs, etc. Look at your house offer, wherever "bauseits" is written. That sounds pretty cheap. Then new furniture, kitchen... And then summarize all of that once in Excel or similar.

Have you already clarified whether you are allowed to build this house on the plot? Not that only a 1.5-story gable roof is permitted?
