Hello everyone,
I and my surroundings are absolute novices when it comes to construction.
I have now purchased a small 219 m2 plot and will build a semi-detached house on it.
The semi-detached house will have 2.5 floors. I am attaching a picture of what it should look like and some plans.
I WOULD BE REALLY INCREDIBLY THANKFUL FOR ANY TIP.
Current status:
I have an offer from an architect who acts as a general contractor.
For the house without a basement with 154 m2 there is a fixed price of 295 thousand euros.
Not included in this:
Painter and flooring work
Extras included:
Underfloor heating on the ground floor and first floor
Triple-glazed windows
Sanitary installations for guest WC and main bathroom
Paving of the terrace
Building application / building permit
Construction site expenses
Soil survey
Land registry office measurement
What should my next steps be?
Is this price-performance ratio sustainable? Is 295 thousand for solid brick construction a lot?
Where is there potential for savings for a construction layman?
Should I commission some construction work to other craftsmen myself?
How and where can I get comparison offers?
Where can I find other construction companies or general contractors to compare? I am building in Krefeld.
The land seller told me that although you cannot negotiate the price with him, you could get gifts.
What would be realistic?
And I would be incredibly grateful for any other tip.
What else should I think about now...
