Even in Pfaffenhofen, one now pays around €600/m²! It's really crazy how prices are rising in southern Bavaria. I've also been wondering for quite some time now who can still afford something like this! (The prefab house providers in Poing also have extremely high prices - of course, if you already shell out half a million for the land, you can pay at least the same price again for a house).

However, I wouldn't want to build at these prices - even with a very good income! For that, you can rent an apartment for a long time. And as a retirement provision, you could invest in a region where prices are still somewhat reasonable. (Whether to rent it out or to live in it yourself later).

well, I didn't find it that extreme in Poing, of course they're expensive there because they only use the best as a model with lots of extras, it's like with cars...
it starts with the fact that almost all of them have extra high rooms with oversized doors, great spatial feeling, sure, but definitely price-driving. if you have something calculated that's a bit more personally tailored, it's manageable. unless you end up at Huf Haus

I'm actually glad about our 300 EUR per square meter – it can then also be a bit larger than just a few hundred square meters.

Yep, in 2011 prices were still at 120€ and 28€ development costs. Anyone who bought back then was really lucky

It is rumored that something new will be designated in OSH / USH (Munich North). The way to the owning farmer and already making a contract in advance would be tactically good, but it is a risk if it is not realized after all.
