House construction in planning - what would you prefer?

Hello

I can join the others in saying that this amount will not be enough. We have now had 3 discussions with construction companies/providers and have already reached 270,000-320,000 for a house of about 120-130 sqm without a basement with a large garage, underfloor heating, possibly a heat pump, ventilation system.

Land: 100,000
House: 130,000-150,000
Additional costs: approx. 30,000
Outdoor area: ???

But we also wanted to add it up ourselves again, how high it will be if we give the individual trades to different companies.

Or do you end up with the same???

130000 including large garage but without basement for a house seems too little to me.. especially when you look at the ratio to the plot.. the house gets shortchanged!

If you give it to craftsmen, it can be somewhat cheaper, but you have a lot more trouble and work for it..

Rushing can backfire!

Building a house in a rush can be very dangerous! Why don’t you start with a Riester home savings contract at the currently low interest rate and at the same time save as much as possible in additional home savings contracts? This way you are financially at least on the safe side with a lion’s share and don’t feel so much pressure now! We are just about to enter our construction phase with Schwörerhaus and have built our financing based on affordable home loan savings. You only build once in your life – do you really want to risk falling for clever salespeople just to get everything quickly finalized? A little tip: The building description is the be-all and end-all! It pays off to compare here!

I can only agree with Chayenne02. - I have currently done it this way. Bought the property at the low interest rates and set it up with a variable burden/repayment. That means I’m making sure to have the place debt-free as quickly as possible. At the same time, I’m calmly working on the house planning. And you will very quickly notice that you progress from the hundreds to the thousands with everything.

So I prefer a prefabricated house company like Schwörerhaus or Weberhaus. You get everything from a single source and don’t have to make so many decisions. Besides, you never know how an architect ticks... We had our problems there.
