House construction - hire a general contractor but provide the materials!

Both a general contractor and his subcontractors have to live on something: it's not air and love, so it will probably be profit margin. Taking away from them the portion of it generated by the materials will not make them more loyal friends. At the latest when the general contractor has to schedule a different tradesman to meet deadlines than the one he usually uses – and ideally we assume that he would cooperate in this deal – I see a shortage threatening. Save your material margin where you are the processor yourself, that is only in the case of in-house work.

Hi, I built like that too. At least the shell. The shell builder only offered his labor time. I had to take care of everything else like the crane, excavator, and building materials, or rather decide from which building materials supplier I wanted to order. He then placed and coordinated the orders for me. When I add it all up, I ended up about 40k cheaper than with shell construction companies from the region that would have provided the materials. And that's even though I don't work at a building materials supplier. What I also see as an advantage is that you can decide more freely which building materials you want to use. I saved the decision about which brick to build with until the very end. And in the end, I invested a few hundred euros more in soundproof bricks, for example. The argument that the craftsman also profits from the materials must be looked at from another perspective. Because the builder pays for the materials completely himself, the contractor has less risk and is not left holding the bag if the builder doesn't pay. For a shell construction, the materials make up the biggest chunk.

Stress is always there. I myself ended up with a bungler as the general contractor. 120 defects, multiple legal violations, 7 months construction delay, financial damage to us: about 20% of the construction sum. He had to tear up the foundation slab at our place (knowingly installed reinforcement incorrectly) and even a complete shell construction about 20 km away. My brother did everything through an architect. He also has trouble, but nowhere near as much as we had to endure. You should only procure building materials if you process them yourself. No reasonable craftsman will miss out on a business.
