The standard land value is back at 1500€/sqm. For me, the plot was interesting because it is only 139sqm and I was able to build relatively much living space in relation to the plot size. Therefore, we went for it. This results in a total price including the plot / sqm (total costs including all additional costs such as notary, etc.) of just under 5000€/sqm (just under 1.1 million €). In our area, they sell the new apartments for about 8-9000€/sqm. New single-family houses are practically non-existent. It’s all quite intense, and you start to question yourself whether everything you’re doing is right given the sums involved. At least it turned out nicely and the family feels comfortable.

I feel the same, almost exactly the same here in Stuttgart.
Still, we are happy with our new terraced house.
How much did you have to finance, at what interest rate, and with what income? Loan amount? (Only if you want to provide the info)

Total cost €1.1 million
Equity €540K
Loan 1: €185K, interest 0.75%, repayment 2%
Loan 2: €345K, interest 3.08%, repayment 1%
Loan 3: €40K, interest 4.29%, repayment 1%
All interest rates fixed for 10 years
-> Annuity: €1726/month
I have 13x €6000 net/month
+€510 child benefit
Wife currently €400-500/month, hopefully a bit more soon ;)
Actually wanted to repay more, but it doesn’t feel possible at the moment.

How about you?

Easy doable, crazy equity. Saved it yourself? Age? We deliberately financed about 90%, rest in ETFs About 6700 net, plus child benefit, my wife is currently a full-time mom with only 350 euro parental allowance until July... 2200 annuity

Congratulations on your situation. Sounds good too. But we somehow still need to get used to all the expenses every month. But we also still have things to buy. Everything is somehow so expensive. Lamps, curtains, etc. Before the interest rate change, I had a good second income. I was able to save almost €300k after taxes in 5 years. The rest of the equity came as an early inheritance. How much did you then borrow with what repayment/interest?
