Thanks ypg! I just want to prevent people from getting rich who absolutely do not deserve it with my post. I'm sure I am not the only naive one. :-)

Oh, that obviously went really badly! Fortunately, we have a different experience. We also signed a construction contract without having secured a plot of land in writing, but our situation was significantly different. We are buying the plot from acquaintances who have firmly committed to us and whom we trust (the plot is a gap in a "new development area" from the 60s), and the construction contract includes clauses allowing us to withdraw if we either do not get financing (which is now secured) or if we cannot purchase the plot after all. Our acquaintances kept their word (although in the meantime another interested party had actually inquired) and the notary appointment for the purchase is coming soon. So it is not necessarily wrong to sign the construction contract before the land purchase contract... it very much depends on the circumstances.

I am currently also considering signing a house construction contract with [Grundstücks-Such-Service] and have also opened the corresponding thread. We consulted with several prefab house providers, and each time we were told that the work contract would not be concluded unless there was a purchase contract for a plot of land plus financing confirmation. Production would not begin before that either. Therefore, I cannot understand why they are now coming up with claims for damages. Nevertheless, it is not wrong that you pointed out once again to read everything carefully and to get your questions confirmed in writing if possible. I hope you get out of this situation safely.
