House construction: Are the construction costs for a house realistic given the building prices?

There are many items you can’t even estimate. Earthworks...connection costs. If your budget is less than €350k, better leave it...

I don't have the plot yet, the price is roughly what is offered here for 600 sqm. There are several suitable plots available for immediate sale.

Sure, I will have an offer made, but that doesn't seem to be worth much, since a large part of the costs is still unforeseeable.

Then please ask about all surcharges in advance. Just a few points where it quickly gets expensive: - Change of the ventilation system from decentralized to central controlled residential ventilation - Change of the heating system - Change to underfloor heating - Change of the floor plans - Expansion of the windows

Okay, since we are starting from Town & Country, we have the Bodensee 129. The catalog price back then was about €170,000. We have the following extras:
-Energieeinsparverordnung 2016 package (masonry 30cm, decentralized controlled residential ventilation with heat recovery, additional roof insulation)
-Roller shutters throughout the entire house
-Leisure Plus package (all planning services that Town & Country normally has done for you)
-Chimney
-Corner bathtub and towel holder in the bathroom
-Front door with side panel
-Tile package on the ground floor for 29 m2
-Garage including planning

As you can see, truly no luxury but rather things to bring the house to a pleasant level. Final price: €219,000, so about €49,000 more than catalog!

Just visit a company that makes you an offer. After that, you already have a good reference point for where the costs are going.

I had even forgotten that point. Then there are 250 for the preparation or 550 for completely finished to make the roller shutters electric. Per window.... I can gladly send you one or the other price via PM.
