House construction: Are the construction costs for a house realistic given the building prices?

Well, that doesn’t sound too bad at all. I expected an additional cost of €40,000 and would like to do without the garage and tiles on the ground floor.

The catalog price of the Flair 125 in our area is €140,290. The Bodensee 129 would be €149,000 according to the catalog.

So €180,000 + €50,000 additional building costs + €60,000 land + €20k buffer = €310k, right?

So we will definitely have an offer made, that’s for sure. I just don’t like entering such a conversation without getting a few tips from people with experience.

Okay, the difference is huge. I come to a base price of €179,820 for our district. That's a surcharge of over €30,000!

The calculation could be correct, as far as the house price is approximately right. But include purchases like kitchen, furniture, etc. in your planning.

We are building with Heinz von Heiden, which, after Town & Country, is one of the more affordable providers.
Be sure to ask the following things.
- Price list for bathroom fittings and the surcharges for other models (you won't stay with the standard)
- Costs for ventilation system
- Costs for underfloor heating
- Costs for heating (heat pump or gas or or or)
- Is the soil survey included?
- Which surveying services are included? (I assume none at all)
- Price per square meter of tiles and which rooms are included
- How many power outlets and how expensive is a significant increase?
- Is the batter board included?
- Up to how many centimeters are the earthworks included
- Costs for subsequent changes
- To what extent are you allowed to move walls and windows around in a colorful way during the planning meeting
- Surcharges for plaster/brick/clay tiles etc.
- Are shutters included? Mechanical or electric?

These were the points we were glad to have informed ourselves about in advance.

Laminate for 30 euros?

Already including installation by a professional?

If not, then the price is definitely too expensive.
Good laminate in the high-quality range with a reasonable construction height and the corresponding usage class can be had for around 15-20 euros.

I wouldn’t spend more than that in this area.
