House connections for pipe handle property

Hello everyone,

I am currently planning the construction of a single-family house with my partner. The cost is approximately €300,000.

We are troubled by the house connections. I received the plot of land as a gift from my mother. More precisely, we divided her property so that I received 950 m² out of the 1600 m², but it is a rear plot. The access road is included in our plot area.

I have marked the existing supply lines (electricity, wastewater, rainwater, and drinking water) on the picture. As you can see, the lines (except for electricity) are unfortunately not under the public road where our access road runs, but in the northern street, to which we have no direct access. What should we expect in this case? I am already expecting high costs for the house connections and have calculated around €30,000. Is that realistic? Could it even be possible that the utility company wants to go across the neighboring properties?

If I already read double garage... 300k will never be enough.

The price is realistic. You can save a lot yourself by doing your own excavations. It costs a case of beer and a day on the weekend with a few friends.
Usually not. This also has to be notarized... The provider can’t just dig anywhere they want. Even if the other side would certainly be cheaper.

I would rather assume 50+ given the length. Civil engineering is extremely expensive.

Hm ok, the two statements do diverge somewhat. : so would you say that even a layperson could manage that quite reasonably?

I'm glad they can't just cross the neighboring property. I'd rather pay a bit more money than have the neighbors dig up their sacred garden...

Edit: What might still be an advantage is that our local supplier at least has a flat rate up to 30m and you only have to pay extra beyond that.

The supply lines for water, electricity, and possibly gas are not really the problem. There are usually flat rates up to 10m plus x euros per additional meter in the price list of the responsible supplier. You can often save costs for the trench if you can dig it yourself. The majority of the costs, however, are for wastewater. You quickly spend 1000€/m plus shafts. So, before your project, talk to a civil engineer to get certainty. Connection costs/civil engineering are a huge hurdle for these [Hinterlieger Grundstücken]. Paving must also be considered due to the quantity.

I would ask your city about that. After all, there are flat rates. Also per meter. That can lead to completely different figures in Hamburg than in Frankfurt.
