House acceptance with defects - how to behave?

He is always pretty busy with projects, we had a bit of inside connection and I think he really liked our design. =)

The problem with the hidden, pleasant construction contractors is that your own house is a pretty big investment to make a "no risk, no fun" kind of decision. In the end, we chose him out of sympathy and because we know people who know people who – as far as we know – were always very satisfied. I’d be lying if I said I wasn’t a little afraid to sign that contract. I’m almost a "digital native," and companies that are completely ungoogleable are somehow suspicious to me. :D

I don't recommend Russian roulette or mine hunting either. You find the hidden, pleasant construction companies exactly like this: You "recognize" them by their "Welcome" homepages with copyright from seven years ago, set up by the neighbor kid before he vanished to his place of study. They appreciate a modern secretary who prefers to fax rather than stick stamps, have email and a mobile phone. But as a result, they also have customers like that, and no home-shopping power-return senders with the associated payment morale. I myself have also thoroughly and with satisfactory success mastered the craft of search engine pessimizing, so that almost no fools find their way to me. It's simply more pleasant to work with many referrals and few walk-in customers; the apple really doesn’t fall far from the tree. Of course, there are also good general contractors with contemporary websites and I know all sorts of tricks to find these as well. But very broadly generalized, one can actually say that both pleasant general contractors significantly often place little priority on internet marketing, while botchers, swindlers, and fraudsters throw in big shiny web design and premium brand name-dropping plus seals of approval. You really get "loved" there, as Klaus Lage so beautifully puts it.

We have exactly such a general contractor. He usually works with clients who have been recommended to him. We got in touch through an acquaintance. He himself works together with a "real" architect (not a draftsperson) and this architect prepares the planning up to the execution planning. We also hired an expert and he said that construction on our site is boring, with only minor issues to criticize.

Although things are going so well, I really wouldn’t want to put myself through that stress again. I’m glad when all the costs are covered and paid, and everything is finished. I do consider myself capable of good budgeting, but that lingering fear that something big might still come up that I haven’t anticipated always remains.
