For me, for example, a large living room (60 sqm), a kitchen-living room (20 sqm), and a large bathroom (20 sqm) are important; the remaining required rooms can gladly be oriented towards the absolute essentials. Roughly estimated, I am then already at 170 sqm of required floor space. Maybe the OP thinks similarly?


That is also a comprehensible decision for many people. If the existing property is well maintained, I also see no problems selling it at a reasonable price and being able to afford something smaller. Especially in times like these, where the market for affordable used single-family houses is limited.


That depends ... on how the space is divided in the room program. Several small rooms require much more maintenance effort than a few large ones

So I am single and will turn 32 this month, so just a few years younger, and I will also move into my newly built house at the end of next month. Admittedly, "only" a semi-detached house with about 136m2 +60m2 basement, but I absolutely cannot imagine living in an apartment building or in a condominium. Many people think I'm crazy, but whatever. By the way, my Vorwerk VR200 cleans every day. I earn about 25% less than the original poster, but my loan amount is "only" €200,000 with equity of €180,000. I consider that relatively manageable, and given the original poster's starting situation, it should also be doable. Nevertheless, I would try to build something a bit cheaper because €350,000 is still a large sum, even with a net income of €4,000.

Practice says one thing, reality says another. Old houses are hard to sell, children don't want the houses or have moved away for work themselves. Maintenance (not financial) becomes a burden. Elderly people do not want to accept help or foreign forces like gardeners etc. Children do not want to come to the parents’ house on weekends to help with the lawn. Then comes the age where care must be provided etc. pp.

It may be different in the commuter belt, but not in the countryside.

But as always, everyone has to make up their own mind.

A 300,000K loan with the equity is available at about 2% for a 15-20 year fixed interest period. With a monthly payment of €1500, you will have paid off the loan in 20 years. So, starting from age 60. With special repayments, even much earlier. Financially, that should be absolutely manageable... However, even I as a single person wouldn't be that keen on so much house and garden...

I already thought that so many people would bring up the topic of space. But Bauexperte has already explained it nicely..... I see it this way: with large rooms, clear lines, and if everything is not cluttered, cleaning etc. remains manageable. There are also already many aids. When you look at many houses and apartments, everything is cramped, cluttered, etc. I don't want to have that or clean that. I am also probably biased and spoiled professionally by our halls with x-thousand sqm.
