Hello everyone,

we want to hire a building expert for our construction project who will accompany us from the beginning (contract with BU) to the final acceptance and also intermediate inspections. I don't know much about construction, building materials, and lectures. I don't have an acquaintance who is familiar with this either. How can you even evaluate a building expert in advance, whether they are good or bad?
He reviews the contract before signing it. 3-4 times during the construction phase and once for the final acceptance. Everything will cost around 4000€.
What do you generally think? Do you have other suggestions?

Thank you very much in advance.

If there are only these 6 appointments, I find it too expensive. That's estimated maybe 6 hours of work... Our guy hasn't helped us that much so far. But that's because we are quite well informed ourselves and during the only inspection so far, the craftsmen did everything perfectly. It still feels good, though, to have someone who occasionally checks and whom you can ask for advice if needed. He also costs a staggering 85€ net per hour! Really totally crazy - for just talking smart ;-) But unfortunately, those are usual prices for experts... :-(

Actually, 3-4 visits are not enough to accompany the construction reasonably thoroughly in all critical phases. One could look for a construction companion, someone who usually builds houses as a site manager. Their hourly rates are expected to be somewhat cheaper than those of (more or less) specialized experts and they would be very practical.

There may be appointments that are done within an hour, but normally it will take significantly longer each time, plus travel time and possibly documentation activities after a visit (you can save on that if you simply skip it when there were no complaints).

Our building surveyor came to the construction site and the acceptance appointments regularly irregularly. He was there certainly 10-15 times and took hundreds of photos. He is a thorn in the side of the contractor and prevents the biggest planning errors. If it should actually come to the crunch, however, I would not expect too much. We found our building surveyor through Google and after negotiation, he cost 3000 gross.
