He was there 6 times last week and according to plan will come 1 more time before the final inspection. At most, my husband or I notice something and call him. He has never stayed on the construction site for 2 hours straight.
1. Coordination with our general contractor and the civil engineer regarding backfilling, rough grading, retaining wall
2. Inspection of the foundation slab, retaining wall, rough grading
3. Inspection of insulation of retaining wall, garage, concrete ceiling, acceptance of foundation slab
4. Erection of wall elements
5. Shell construction and roof covering
6. Acceptance of insulation, window and roller shutter installation, rough installation of electrical and sanitary
He always comes before anything is covered by other components. Occasionally he is also on the construction site free of charge when he happens to pass by.
The last visit will then be shortly before the warranty period expires.
I think we will end up around 2,800 to 3,000 euros.
If we call him because we identify defects, the costs must be borne by those responsible for the defects.
I personally find 3 or 4 visits too few. The 1st visit would not be necessary for a simple plot, and the 4th can be debated whether it is necessary or not. Still, that would be a total of 6 regular visits.
