Apart from the fact that I don't believe the plot is allowed to have a driveway from two sides and the statics of the garages built on top of each other pose a small challenge, and apart from the fact that the house is much more expensive than planned (thanks to the earthworks and supports), and the façade doesn't exactly look nice (I won't say anything about the floor plans), but that's a matter of taste... furthermore, the house is not exactly modern inside and I roughly calculated that it exceeds the permitted floor area ratio, I don't understand how someone wants to build a huge house with a granny flat when they are single. A granny flat is a concession for a family, possibly for a parent or to finance one's own part. But why plan already for something that doesn't fit now? Surely you want to be prepared for a future family, but why still have a granny flat? The granny flat is just enough for one person, but with a double garage... You can wonderfully use the basement for yourself and do without a three-story building. The plot will thank you.
