What is included in the 400,000 for the house?
Ancillary building costs, garage, earthworks, outdoor area?

Could you please label the rooms and scan the drawing a bit darker?
Finally a nice hand drawing

Where does it lead to the terrace and garden on the ground floor?

Uh, do I understand this correctly: you are currently a single man aged 28 and are building a house in the hope of finding W and having two K with her? That's quite a big block for that...

Visually, I don't really like the outside, inside I can't say much yet, I feel like Haydee: unfortunately, I can hardly see anything. Otherwise, I'm also happy to finally see a hand drawing here!

400,000 will be tight for that size - and I assume that incidental building costs etc. are not included at all.

Why an apartment? Usually that doesn't pay off.
Have you ever considered, due to the current family situation, not to expand the upper floor for now but only to make very basic preparations for a later expansion? Then W, if actually existing, can perhaps still have a say whether it should really be 2K or at least have some input in the design of the future family home.

I’m also happy about the manual :) However, the rooms are not clear. Measurements would also be good. You can leave out the rain gutters, that’s the plumber’s (-> Fachmann) job. Just put an entrance arrow and label the rooms.

Draw the house (and the driveways) into the property. What is the purpose of the thick castle walls? - I also don’t quite understand that the wastewater downpipes are placed centrally inside. I also mark a basement apartment mainly to achieve the slope sensibly with a question mark – just like a double garage for the basement apartment.

What urges you to build now? (I interpret the listing of people as meaning that the partner does not yet exist concretely – and thus a person whom I would personally recommend involving in building decisions).

Glad that you can get excited about my hand drawings, maybe next time I’ll press the pen harder on the paper.

Here first the pictures with labeled rooms and sqm. Areas leading to the garden are also labeled. Unfortunately, I can’t scan any better.
Also some pictures that better show the terrain profile with the house, as well as a top view with some information.





I don’t know if the apartment pays off. In my opinion the basement is necessary due to the slope because always 50% of the lower floor disappears into the ground. If you can show me alternatives I’d be interested as well. I just don’t see anything without a cellar.
And yes, you could alternatively use the basement as a garage, but I’d actually like to accommodate all necessary rooms later on in the ground floor (utility room can become a bedroom, the rest is already there) and also enter the house on the ground floor; I don’t find the idea of parking in the basement and choosing between stairs or outside around so good.

Moving into the basement first and waiting for the rest with W to still keep design possibilities open doesn’t sound wrong at all now, there’s enough time to think about it.


This wouldn’t have happened with a PC program ;) Drawing a 17 cm wall in 1:50 scale with a pen doesn’t make it easier. I’m aware that I’ve basically only drawn load-bearing walls. But that doesn’t change the layout, except the rooms become a bit wider.



Well… W doesn’t exist. But I don’t find that bad either. What advantage do you see in it? Sure, if I were in a relationship it would be a bit different and I would have a “second opinion” I have to live with, but that’s just not the case. And why should I wait to build? Now I have fewer expenses and more time. It’s something different, just because some people first get children, then marry, and in the end build a house… it’s everyone’s own decision.

Regardless that I move in alone, how do you see the design if now 3-4 people occupy the ground floor/upper floor and 1-2 persons the basement?
