Heritable leasehold property including new construction

Hello,
I am completely new to this forum and have already browsed a bit through the search, but haven’t really found what I’m looking for yet.
The following topic:

We (young couple, early 30s, both employed) are currently looking for property ownership (condominium or house). We are really new to this topic and therefore a bit overwhelmed by the whole thing. The internet provides 1000 different opinions.
We currently have an offer and I would be interested in your opinion on it or would like to know what experiences there are with such things and what additional costs we should expect.

- End terraced house on a leasehold property
- Leasehold duration 75 years
- Construction start next year
- Plot size approx. 400 sqm
- Leasehold property belongs to the Catholic Church and is located in Saxony, near Leipzig
- I have a leasehold contract for a comparable object from this construction project. It says the annual ground rent is €2.50 per sqm
- No commission is due, obviously land transfer tax and notary fees must be paid
- The whole thing should cost around €200,000/220,000

Now the following questions:
- What are the general experiences regarding leasehold?
- What ongoing monthly or annual costs would come up for us besides the loan instalment?

We have had various loans calculated and actually do not want to take out more than €260,000 credit. Since it is difficult to find something within this price range in Leipzig and surroundings, this seems like a suitable alternative at first glance. However, many acquaintances advise us against leasehold.
Therefore, I hope to get a few independent opinions from you.

Heritable lease = you will pay rent / lease for the land your entire life. The amount is known by the seller. It can be worthwhile in high-priced areas

Why? Daily lived practice. Very extreme in the Ruhr area. Advantage: You do not have to buy and finance the land. Disadvantage: You only rent the land, whether it is more expensive or cheaper than buying you can see through the leasehold. In addition, you have to give the house back after the term and receive compensation for it, which usually does not correspond to the full value of the house. Those that you also have as a tenant. So you pay €2.50/sqm, thus €1,000 per year or €83 per month. With that, at 2% interest and 2% repayment, you could finance approx. €25,000. Can you get fully developed plots for that price? Let me guess: You live very rurally...

Is the lease payment fixed or variable? 2.5 times 400 would be 1000 rent per year. Bearable, but not nothing. Calculate 40 years ahead, then it is almost nothing. What happens after 75 years? Then you will be dead, but your heirs will have to deal with it. The church could then reclaim it, but would have to compensate the heirs for the house. They could also extend, conditions then unclear.

That is a cheap hereditary lease. The plots can't cost much either, can they?

In your early 30s, you can look forward to the fact that the term is 75 and not 80 or 99 years without worries
