I have a question regarding Wohnriestern. It works like this: for example, I conclude a Riester home savings contract for €30,000 and then, if I need a higher loan, I can increase it (75% of the property value). So, for example, I have expenses of €300,000 - I have €75,000 in equity and then need €225,000. I can then increase this €225,000 by the €30,000 Riester home savings contract (at the interest rate at the time I concluded the Riester home savings contract).
So I would pay only the interest for the first 10-12 years until the Riester home savings contract is ready for allocation, and it would then repay the loan. Did I understand that correctly?
Now to my actual question, is there a possibility without Riestern? Since I want to build in the future (2-5 years), of course, I do not yet know how much loan I will need at that time. I want to secure the current interest rates. Is there, for example, a possibility to conclude a home savings contract without Riestern and then increase it at the appropriate time or exactly the advantages without the government subsidies?
The advantages of a Riester home savings contract are quite clear: guaranteed interest rates, I can use the loan at any time (next year or only in a few years), the home savings amount is not fixed.
However, since I do not want to have a Wohnförderkonto in which I pay taxes in retirement, this is only an option for me to a very limited extent.
