Help on the topic of floor plan

we are currently in the process of planning and looking for a suitable floor plan. Unfortunately, we have not really found anything so far. The construction companies have also not yet delivered the right one. Now our ideas.

My wife thought it was important to have an office on the ground floor due to the lack of a basement. The difficulty, however, is that if we make an office on the ground floor, all the other rooms feel very cramped. In addition, my wife wants the kitchen to be separated from the living room. Can you help us or do you have any ideas where the office could still be possible with this square footage?

With this house size, it would be very difficult to fit an office next to the utility room in such a way that it can actually be used as an office. For a gable roof house, 145m² is roughly 9.5m x 10m. There isn’t much space left...

The current floor plan would be 8.99 x 10.49m and it would have a high gable roof.

Then one could set up an office in the attic, provided that no roof with too shallow a pitch is planned. My suggestion would be a 45-degree pitched roof.

Currently, a 20-degree roof is planned so that we have two full floors.

well then it will be difficult with the converted attic. I think there are only the options to enlarge the house or to create the possibility to convert the attic to set up an office there
