Help on the topic of floor plan

What kind of rooms do you need on the upper floor?
Office just for you or with customer traffic?
What room size did you have in mind for the rooms?

One option would actually be to set up an office on the upper floor (provided there is no customer traffic) and only 1/max. 2 children, or to move the living space from the upper floor downwards by taking a larger floor area and pulling the roof down. This way, the total area of 145m² remains, but there is more space on the ground floor.

With the meager information, we are supposed to design a floor plan for you?!
Have you ever thought about what you actually want and need?
I can well understand that the BU cannot really push itself under these conditions.

It was important to my wife to have an office on the ground floor due to the lack of a basement. The difficulty, however, is that if we make an office on the ground floor, all the other rooms appear very cramped. In addition, my wife wants the kitchen to be separated from the living room. Can you help us or do you have any ideas where the office could still be possible with this square meterage?

Then – if the office is not possible in the attic – the utility room and the office are logically opposite each other on the ground floor; the rest (not the largest space) is shared by the WC, kitchen, and living room, as the upper floor is probably reserved for the bedrooms/dressing room as well as the bathroom. There are not many possibilities ... maybe a protruding bay window as a replacement for living space on the ground floor.

Why don’t you like the designs from the general contractor/architect? What does the development plan say, respectively the textual provisions?

Maybe also think a bit outside the box, e.g. put the [Technikraum] behind the garage and on the upper floor a storage room with space for washing machine and dryer?
