Help needed! Two-family house or house with a granny flat.

Hello,

for some time now I have been dealing with the issue of building a house.
The plans for a single-family house are completed and tucked away in the drawer.

However, nothing in life is more constant than changes.

Now my question, which has developed over the last few weeks.
My parents will most likely have to move out of their semi-detached house (105m² - rental).
Therefore, the wish arises to build together.
My parents would also downsize but have the desire for 80m² of living space, preferably all on one level.
Our planned residential house (gable roof) had 146m² of pure living space.
Now the problem is we want to build together but cannot find a proper floor plan that meets both parties' desire for the living space.
We are currently imagining an L-shaped house with a gable roof (1 1/2 stories). We want to have a living-dining area, kitchen, utility room and a guest toilet on the ground floor. My parents need a living-dining area, bathroom, small utility room and a bedroom.
Furthermore, we need 2 children's rooms, a bedroom and a bathroom on the upper floor.
Now I am feverishly searching for floor plans that do not excessively exceed or overextend the total size of 226m².
It would also be an alternative to distribute my parents' 80m² over 2 levels.

Can someone perhaps help me with ideas and floor plans????

Plot size is 36 * 28 m = 1008m²

I would be very grateful if someone could help me.
I am really getting desperate.

I have been looking at floor plans for quite a while. (Darf ich hier Verlinken?) For example, at GSE-Haus.de, House Z88 has a floor plan that comes close to your wishes.

You can – this is one of the ways – consult an architect and discuss your ideas regarding the floor plan with him. Or alternatively, find a provider who can deviate from their catalog houses – in other words, offer free planning; such providers are not necessarily few.

If you find the suitable architecture based on your request here – which would be very unusual – you cannot simply hand over the floor plans to a provider of your choice – copyright fees apply here. On the other hand, you should not sign with a provider for just one floor plan without thoroughly checking them!

Yes, I have seen this floor plan before, but the granny flat is too small. It should be at least 80 sqm. It could also be spread over 2 levels. I have already been to the architect and we tried a lot, but so far without any result. For the next appointment, I would like to have a basic framework to build on. Maybe there is an approach to solve the problem.

And what if you take the existing floor plan and redraw it yourself? In this way, we developed good and also less good own ideas and found out what we want and what not, for example no bathroom or the kitchen next to a child's room. It took us some time, but this way you avoid the answer to the question "What do you have in mind?" - "We are not quite sure yet"
