Hello dear forum, we registered today to be able to exchange ideas.
Financing is secured, the plot is bought, the house is planned so far and hopefully it will start in summer.
At the moment we are overcome by an uneasy feeling that perhaps we have forgotten or not considered things etc., which are important...

Regarding the timeline:
In April, the contract for the house and the building notification are to be signed.
From July, the plot is released (new development area).

We contacted Telekom and sent the necessary documents today.
This brings us to a major uncertainty factor. The development... no one (neither the municipality nor the construction manager) informed us about the development, costs, schedules, etc.
After an appointment at the building authority, we now know that we have to take care of the connections from the plot boundary to the house entirely by ourselves.
We are totally uninformed about this and no one can really tell us anything precise. One says "you have to clarify that with so and so" - another says "oh you first have to apply for this and that," etc., etc.
Can someone explain simply how the entire development process ultimately works?
We want to ask the construction manager if he could do the civil engineering for the 4 meters from the street to the house for us. That surely saves costs compared to a separately commissioned company.
But at what point in the construction phase does the development actually take place?
Of course, we will still ask the construction manager about all this, but it's not wrong to acquire information and knowledge beforehand ;)

Are there any other important things one definitely has to consider?

The plot is fully settled (purchase price paid, land register and land charge entered, tax office paid).
Only the soil survey is missing.

Are there any hidden costs that one might not consider due to the enthusiasm or simply does not know?

Maybe someone has time and feels like answering a few questions :) we would be happy

I don’t read anything about a building permit. Depending on the place of residence, it can take quite a long time. And if your company only then schedules the house into their timeline, it drags on so long that you already have to pay interest. Usually, there is only 1 year without provision fees. And a few hundred € interest monthly can really hurt...
By the way, my building permit states where to register for a water/electricity/gas connection.

The best thing is to call the municipality and ask which provider is responsible for you.

Then you can apply there for the connection of the last few meters to your house.

The question about having the digging done beforehand is always a matter of when your excavation contractor is available on the one hand and when the provider comes on the other.

With my provider, for example, you get credited €10 per meter on the property for gas and electricity if you dig yourself. However, you also have to consider that you have to backfill yourself, etc.
For the mentioned 4 meters, I wouldn't even dream of it. In the other case, our water provider already includes 10 meters in the connection price. So it wouldn't make any sense to have your excavation contractor do it.

"Hidden" costs would still be your excavation. You don't have a soil survey yet, if you have e.g. Z2 now, it will get really expensive at the landfill!

I have submitted an application for construction electricity/house connection to the utility provider. Water and sewage are managed by the municipality in our case.
Telekom is a flat rate of 800€, I think.

A building permit is not necessary for us, as we adhere to the prescribed development plan. This statement comes from both the building authority and the construction manager.

Fortunately, we already know which providers are responsible for us. We’re more concerned about what, how, where, and when ;)
But the house construction company is also installing the inspection shaft for us – so we thought we could do that at the same time.

So should the excavation work regarding the development be scheduled in such a way that the providers (electricity, telecommunications, and water) can lay their lines promptly?
Because until now, it’s a big question mark for us when all this will take place...
