Hello everyone,

today we received from the notary the draft of the notarized purchase agreement for the plot of land we want to buy. The plot is already developed. It is quite a few pages and we are, of course, complete laypersons here. Have you had these purchase contracts reviewed by a lawyer?

We are members of the Bauherren-Schutzbund, but the review of the purchase contract would still cost nearly 500€, and then there is also the contract for the house construction.

We are buying the plot from the company that carried out the development of the entire new construction area.

Kind regards & Merry Christmas to you all!

We didn’t do it. We also didn’t have the other documents checked. I think you can definitely just google all the points to understand them. I have the feeling that sometimes a little panic is being spread to rip people off. We were also with the Bauherren-Schutzbund, but we fired our construction supervisor after the shell was completed. He charges 150 bucks per hour... writes a standard protocol with Word and 3 photos... so I lost about 500€ per appointment... he always dragged the entire appointment out as long as possible. The highlight for us was 'mold on fermacell' he knows someone for the inspection, should only cost just under 2k. After that, he was done for us. The questions I had, I also found on the internet or had explained to me by the people on site.

Have the contract explained to you by the notary. That is what he is paid for. In the case of a pure land purchase, a legal review is usually a waste of money.

Yes, the notary already charges too much money anyway, but he is obliged to provide impartial advice to both parties at no additional cost. Feel free to make use of it.

I agree with . Such a purchase contract is standard. Read it through. What you don’t understand, look up on Google or ask the notary.
