Hi, we have a question regarding our design and the development plan! According to the development plan, we are only allowed to build single-storey! Our plot is on a slope, and we have pushed the basement into the slope. However, the basement faces the south side and protrudes from the slope! According to the Niedersachsen Building Regulations, it says:
(6) An above-ground storey is a storey whose ceiling top edge protrudes more than 1.40 m on average above the ground surface. (2) A basement storey is a storey that does not meet the requirements of sentence 1.
(7) A full storey is an above-ground storey that has a clear height of 2.20 m or more over at least half of its floor area. 2A top storey is only a full storey if it has the clear height mentioned in sentence 1 over more than two-thirds of the floor area of the storey below. 3Intermediate ceilings or intermediate floors that separate unwalkable cavities from a storey are disregarded when applying sentences 1 and 2. 4Cavities between the top ceiling and the roof covering, in which habitable rooms are not possible due to the required clear height, are not considered top storeys.
Do I understand correctly that full storeys are only above-ground storeys? And how does this relate to our design? Can someone help me with this?
Attached is the cross-section of our design.
