Apparently not here. The original poster wants both "wash me" and "don’t get me wet": KfW40 and heated basement office, without having to integrate the basement into the thermal envelope. Two times two should be nine, in that case as a contractor I would also recommend a different place. Moving away from this requirement, contractors can certainly be found where people drive around with Mettmann license plates. There are house providers for wall constructions of all denominations – only those who can change the funding rules are not.

Even though I don’t think it’s wise, he can certainly have an unheated utility cellar and connect an infrared heater to a socket in the office (referred to as storage room in the plans, saving a second escape route). It’s all doable. Just connecting the central heating to the office would be a different matter. The office would need to be insulated against the unheated cellar, which wouldn’t be impossible either.

Somehow I am starting to believe that people do not want to understand me at all and simply interpret whatever they want into my statements. Just to clarify: I explicitly wanted the basement to be included in the thermal envelope so that I am allowed/can heat it. I have never demanded to break the funding rules. No one here has dismissed that with a justified reason either. The general contractor probably just did not want to build a basement anymore that belongs in the thermal envelope, even though in my opinion it was formulated that way. But well... Thank you very much for the tip about the building zones!

A smooth hair cellar could possibly be a solution, but I am not sure if they offer Kfw 40 Plus.

We have one and they really did a very good job. At least as far as can be judged so far.
