Demolition of house with basement, new construction without basement

To be honest, I am not particularly knowledgeable about these construction topics.

My current landlord is supposed to build my new house. He is a construction contractor himself. The design already exists; he built the same house 5 years ago, and my girlfriend and I like it very much. The house was also built without a basement.

He could also build it for us with a basement, but according to him, that would add about 100K for a waterproof basement shell on top.

Before that, I also had appointments with the usual suspects (Roth, etc.), and here too, I was quoted prices around 100K.

Of course, a basement is a nice thing, no question, but about 80K additional costs compared to a slab foundation are not worth the fun for me. If I had offers of around 50K for a basement, I wouldn't hesitate for long.

My question, however, is not why you are building the new house without a new basement. Rather, why you do not simply leave the old basement as is (or even the whole house).

Make sure to have it offered to you. 1. The offers with the own recycling were expensive. The shredders cost. It would have cost us about 20k more. 2. Pollutants. Be sure to have the debris tested.

According to the builder, that is apparently not possible because it is too old and not suitable in terms of substance.

The house that still stands there was built in the early 1900s and was originally a kind of garden pavilion, which was then gradually extended over the years.

There is an attached part that dates from the 1980s. This is actually a very nice underground garage. This part, as well as the part above it, could probably be left standing because the building structure is good. However, then we wouldn’t be able to build the house the way we envision it.

Hello everyone,

I was just on the property and took a few pictures.

It is a raised basement cellar, so if one wanted to build the new house with a cellar, the pit would still need to be excavated further.

I would rather call it a basement plinth floor. And yes, the "muß" has to go if a ground-level entrance floor is supposed to be on top. Cut as a crawl space cellar, it would be too low, so long story short: here you have my absolution for demolition.
However, in this case I tend to advise having the house built as a developer project and only buying it after completion.
