Hello everyone,
been reading along for a long time, now it’s (finally) slowly getting serious:

Requirements of the builders
Style, roof shape, building type: hipped roof, "city villa"
Basement, floors: 2 full floors plus basement
Number of people, ages: 3 (40,34,2)
Room needs on ground and upper floor:
GF: kitchen (with pantry), dining/living, office (usable as bedroom in old age), shower-toilet, wardrobe
Office: home office 3 days/week
Guest sleepers per year: 2
Open or closed architecture: rather closed
Conservative or modern construction: feels modern
Open kitchen, cooking island: L-shaped kitchen
Number of dining seats: 4 as standard, expandable to 8 possible
Fireplace: yes (but candidate for removal)
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: double garage
Utility garden, greenhouse: no

By whom is the planning done:
- planner of a construction company
What do you like in particular?
All requirements are covered:
Living should be at least about 3.8m x 3.8m (then the existing furniture fits and we feel comfortable)
Dining should be connected but not a "corridor". First planning saw living/dining as a 9x3.5m area. We saw that with acquaintances and do not feel comfortable with it or could not furnish it homely.
We tried to optimize somewhat by square meters to reduce the price.
The office should be able to accommodate a 3m closet and a double bed in old age.
What do you not like? Why?
Fireplace would be nice but makes the passage from dining to living probably too narrow or with a child somewhat dangerous when the fireplace is on. Pantry could be a bit small.
Price estimate according to general contractor:
470k incl. basement (1 room finished), controlled residential ventilation, air heat pump (eligible for funding), laundry chute, KFW 55 without deduction of subsidies, without garage.
Personal price limit for the house, incl. equipment: basically already reached with this.
Preferred heating technology:
Air heat pump
If you have to do without, which details/extensions
-can you do without:
Basement expansion, fireplace
-can you not do without:
Controlled residential ventilation, laundry chute, smaller is no longer possible.
Why is the design the way it is now? For example
This is the third round, in which all requirements are met for the first time.
What is the most important/basic question about the floor plan summarized in 130 characters?
Where could you still optimize? E.g. passage for the fireplace?
Is the dining room big enough to pass by on the sides?
Would a different stair shape perhaps bring something?
We feel we like the floor plan very much but are also a bit annoyed because it is not really generous for the budget.
The fear is that it might then actually be too small.
By the way, the upper floor is somewhat smaller, rectangular in shape. The "bay window" at the living room is omitted.
One more word about location/development plan/building window:
Access to the garage would be through the small section in the southeast. This is a residential street.
North of us a somewhat larger street is being built, which should only take the traffic to the new development areas.
North of this street is field and probably will remain so for the next 15 years.
We are on the northwest edge of the development area; a nature reserve (forest) starts in the west.
The north arrow in the (redrawn) plan is not correct. The plan should be rotated about 10-15° clockwise.
At the corner northwest we already reach the building window, as well as in the east with the garage.
