Our first "preliminary" offer is now here. We're still quite new to this topic, so I just want to throw a few numbers out there. I hope you don't tear me apart... for whatever reason :oops:
I would also like to point out that we live in a cheap area of Germany and are by no means comparable to Bavaria or B.-W.

So, it will be a single-family house, solid construction, no extra corners or edges, gable roof 45° and a shed dormer. 180 sqm on 700 sqm. Plot in a new development.
6 bedrooms, two small bathrooms, 1x bathtub, 1x shower, 3 toilets.
approx. 50 sqm. Tiles (20 Euro sqm) are included in the offer. All carpenter work, drywall, electrical and sanitary as well. I don't know much about the electrical yet, but for example, 6 sockets and various connections are planned in every children's room - that sounds realistic so far.
No subsidized construction but "approximately" according to KFW70. There were figures about the thickness of the insulation, 20 and 24 etc., but that was just mentioned in passing. Triple glazed windows, blinds... included. That will be detailed more precisely in the official offer. It is a solar water-heating system on the roof. We have not yet agreed on a ventilation system. I actually don't want one, but...
just under 215,000 euros.
The plot costs 36,000, with land transfer tax, notary and court about 40,000.
Additional building costs:
House connections (electricity, gas, water, cable) 5000,- (we have meanwhile confirmed this 7 times)
Surveying, sewer, permit, construction water/electricity, insurance approx. 5000,-
Floor coverings I have calculated, to keep it realistic, 190 sqm at 30 euros each. That is 5700. If I now deduct what is included in the offer, and possibly cover the bedrooms cheaper, but have material for laying etc., I have calculated the whole with 6000.
Painting as own work 2000, for wallpapering and painting the ceilings I would like to have someone come. Here I can only estimate and have set 5000.
Kitchen 10-12000, exterior paving 10-15000 (this will be nothing fancy and kept simple.)
Garage will be a separate item and is not included yet.
Furthermore, we want a chimney with fireplace connection, a sliding door in a drywall partition and the attic insulated up to the ridge. This will still be calculated.

Only the earthworks we cannot estimate. The building area has been prepared by the municipality. It has been farmland, cornfield all its life. It is flat, the building roads are finished, the first 15-20 houses are already standing. The plot is a few cm lower than the street.
We still have an appointment with a builder who has already built 4 houses there. He might be able to tell us more about it.

What do you think about our numbers otherwise? You have so much experience, I hardly dared to write... ;)
But maybe you recognize this and that and keep us from making big mistakes.

Hello Julia,

in the forum, the figure of €1,700 / m² is repeatedly mentioned. With 180 m² of living space, that's already about €306,000 for the house. I don't think you can manage with €215,000. A fireplace doesn’t come cheap either.

I can't say too much about it, just the following points:

- if there is a ventilation system, also plan a decent amount of money for a wood stove. Room air-independent stoves with DiBt certification start at around €2,500!

- ask the builder about site setup (toilet, construction fence). Does that cost extra?

- baseboards for the tiles? Generally, €20 per m2 is not much. Tile edge lengths without extra charge?

- also get information on how much the creation of the crane area and access path costs (this falls under earthworks but is usually extra).

You forgot Telekom in your list. That costs a flat €600.

If you need a multi-utility introduction, that costs another €1,000 extra.

These are the points I would have liked to know before construction, quickly put together :)

I was told 2000-2500 EUR per sqm of living space. Basement and land as well as other additional costs are extra. But I don't know if that's correct. Due to the discouraging prices, we haven't requested an offer yet and are now considering what we can save on.
