Good morning everyone,

we have a construction contract ready for signature.

However, I noticed that the standard is still the current Building Energy Act.
Is that usual? So without any reference to the follow-up costs that GEG2023 entails? This must also be included in the financing.

Second question: Photovoltaic obligation in Berlin from 2023 … should this be planned now or commissioned later?

I would definitely include it in the planning. Whether you commission it now probably also depends on the financial situation...
However, I would already look for a company now and possibly get an offer. The order situation in the photovoltaics sector will surely remain "tight" for some time.

Can you even sign then if the planning might still change completely? The 55 energy level is mandatory then – what do you currently have in the contract? Does an ETICS need to be reinforced, which might lead to you no longer staying within the building envelope? Or or or... And what does the building contract have to do with that? Please, please do not include it in the building contract. Otherwise, you are dependent on the prices of the company, which are usually exorbitant. Whether now or later is, in my opinion, irrelevant. It is already extremely expensive today and will not get any better.

1. that your general contractor gives me the impression that their website is optimized more for marketing than for information, as well as
2. the reference to my Steinemantra.
From this it also follows that the cards in the competence comparison of providers are reshuffled when the application of a new standard forces a conversion from a previously predominantly "sold" and well-mastered wall structure.
Overall, my judgment on how far you have already found the "right" provider is, to put it kindly, "pending."

I share exactly the same skepticism.
In view of the significantly more concrete approach to the question of the new legal energy standard between your thread back then and today, I would categorically file an offer that currently does not concretely specify and price the option "construction according to the Building Energy Act 2023" as a "question mark candidate." The question of detailed planning under the aspect of the Building Energy Act 2023 must ALSO be answered NOW if redesigns are to be avoided. From my point of view, there is still so little truly "ready for signature" here that I do not at all consider you to have already reached the goal of the search for a general contractor.

P.S. (the editing time has already expired while I was just checking again on their website): KB Brandis, for example, would already be much more convincingly positioned for me and would probably be similarly suitable in terms of location.
