Garage, carport, or both?

Hello everyone,

we now have the shell of our 200m^2 single-family house without a basement standing on a 17m x 31m (approx. 530m^2) plot. Unexpectedly, we are now allowed to build a carport directly on the street. The carport is to have a metal/wooden roof with four supports, without side walls.

Now the question arises whether we should build this carport in addition to the originally planned garage only, and how to arrange the entrance for visitors. And whether we should skip the garage.

Basically, we have many bicycles, etc., so there is definitely a need for storage space. On the other hand, we don't want to clutter the plot unnecessarily with lots of outbuildings. The fear is that it will somehow feel cramped, especially since the garden is already quite small. Unfortunately, we are not allowed to build an additional garden shed in the north; 5m must remain free in the north. A second shaded terrace in the north is possibly additionally planned.

The questions:
- Better to skip carport or garage, or better to build both?
- How much storage space is generally needed in the garden? Is a 3x3m tool shed enough? There is no basement in the house, but we do have 12m^2 utility room and 11m^2 technical room as basement replacement rooms
- Additionally, we are considering adding a glass terrace roofing. Will the garden then look visually much too small if that is also added? The terrace is south-facing.

Which variant would you prefer? By the way, comments like "build your house smaller/elsewhere/with basement" are too late

My idea: Carport: 6m wide, at least 5.5m deep. The width helps to have more space between the cars and a normal Kobi is not far from 5m in length. If you don’t drive all the way forward every time, your rear will stick out onto the street. I would add an extension room to the carport over the 6m width and 3m depth. Around the outside of the carport, I would then make the access path.

I'll throw another variant into the ring ...

Depending on how busy the street is, this variant offers privacy. Whether you build the "emergency" garage at the back or not doesn't matter. But maybe when the house is paid off, the classic car hobby will come.

How did this come about? Who allows that? What does this permission include? Is the width of the access area not restricted (e.g., by development plan, local ordinance, or road and path law)? Does the floor area ratio allow the extension, especially in variant 1? Does the building permit allow this variety of changes, or is a revision planned anyway?

Hmm, that would also be an option to have the storage space of the garage crosswise. Visitors then just have to walk even more directly in front of the terrace and even longer to the front door.


Wow, that opens up completely new thoughts... I will think about what advantages that has.


Mood change in the municipal council and a surprising willingness in the higher building permit authority to already allow small deviations despite a relatively recent development plan. Previously, it was categorically excluded (either the municipality changes the development plan or it will be approved earliest after 3-5 years).
Floor area ratio is an interesting point, as it is actually at the limit. However, the area was already designated as a paved area before, so that should be okay? Verbal statements give hope for accommodation. With variants 1 and 4, compliance with the 75m^3 gross volume for procedure-free construction projects is almost impossible (unless you build very low or very narrow). So the whole thing becomes correspondingly more elaborate... Where are the pitfalls lurking?
