Hello,
before I possibly contact the house building company, I would like to get your independent advice.
So, in 2017 - four years ago - I built a bungalow with a hipped roof. During the final inspection in the presence of a TÜV expert, no visible defects were found. Now, after 4 years, I have noticed a significant gap between the roof rafters and the main rafters, which apparently developed over time (otherwise it would probably have been noticed during the final inspection).
My question is, is this normal or is action required, meaning does it need to be fixed by a roofer? And if it needs to be fixed, could this possibly be a defect that the building company has to cover (to my knowledge the warranty period is 5 years from the final inspection).
I am grateful for any assessment.
