Hello everyone,
we had a house planned on our plot.
What is the general opinion on the plans?

Development plan/restrictions
Plot size 950 sqm
Site occupancy index 0.16
Building boundary - plot boundary: 5m
Maximum heights/limits eaves height 3.5m, ridge height 10m

Requirements of the builders
Style, roof shape, building type: single-family house, gable roof
Basement, floors: no, 1.5
Number of people, age: 2, ~30
Number of dining seats: 2-4
Fireplace: yes
Garage, carport: double carport

House design
Who designed the plan: modification of an already created house from the general contractor
Creation: -architect
What do you particularly like? Why?
What do you not like? Why?
Price estimate according to architect/planner: 240000 (excl. ancillary costs, plot)
Personal price limit for the house, including equipment: 250000 (excl. ancillary costs, plot)
Preferred heating technology: gas

Why is the design the way it is now?
Corner plot -> limit garden visibility

I would also place the house facing the street; the afternoon/evening sun will always beautifully shine into the garden and also sideways into the living room.

The house is optimally designed for this, I personally like all of that very much. The 3.5m eaves height naturally leaves little room for design. I might consider a dormer in the back, centered. Underneath, the bed and the dressing area more towards the east. Like a little highlight. Because... overall you have to say: the design is practical (possibly a little lacking in storage space) and you probably can't go wrong with it, but... yawn! You are 30 years old, life is not over yet. You only build once, does it really have to be such a classic floor plan that has already been built thousands of times in Germany for decades? You also build to realize yourself and create something "your own." Feel free to be a little creative! A large glass front with a view of the garden, narrow, half-high strip windows in the kitchen. An open staircase in the open living-dining area? A home cinema wall with a 75" screen. You have to dream of something, right? If not now, when?

I agree with Mottenhausen: YAAAAWN

Even with a few small changes, you could get a lot out of this.

The angled walls upstairs are very 80s, also the bathtub - I have the overall impression that the architect came up with a somewhat unindividual but functional floor plan here, which he has been selling well for 30 years with a few personal adjustments each time.

The exterior views are dull.

It works – but it’s something else to be beautiful. And you could get a lot out of this without it costing much more and the whole thing would gain some pep.

Get rid of the angled walls upstairs – with the children’s rooms it may be necessary to fit in the doors (I haven’t looked at the exact measurements), but in the bedroom and bathroom you can simply make a straight wall. Door to the bedroom over the dressing area.

Really separate kitchen? Since you cut a lot in the questionnaire, here’s the question again.

Shower on the ground floor even though there’s no guest/work area downstairs? Who is supposed to use it?
Better to make a niche for a wardrobe or shoes and reduce the WC. Or move the front door, then the stairway won’t be in the dirtiest area.

I would reconsider all the windows. Nothing can be ruined on the facades – you can only gain.
Overall, I would choose the windows bigger and more modern. As Mottenhausen already noted: bands of windows, large window fronts etc.

So overall: it works as it is, but if you had shown me this and said you want to buy a 30-year-old single-family house, I would have believed it immediately. Also at the sight of the exterior views.

Personally, I wouldn’t want to spend money on it. The yawn factor would be too high for me.

It can be a bit more, though
However, it is about your requirements. If I infer the house from the brevity, it fits.
Are you really so un-demanding?

That already seems to be the execution planning, right_
Then there is nothing to be changed now...

Why all the corners when you don't even need them?

Otherwise, I have nothing against "boring" houses. What has been built thousands of times is not necessarily bad. Not to say that things can't be done better depending on the situation.
