If you add up costs like GEZ, insurance, etc., besides groceries, clothes, and fuel, you quickly exceed 1400 EURO.

We have 2 children and never come under 1600 EURO per month plus fixed costs, and I would dare say we don’t live extravagantly.

The thread starter and her partner have a net income of 3800 EURO, deducting costs leaves 2400 EURO remaining, and yes, it should also be considered that children might come at some point.

But with that amount, even financing without equity is possible – whether you should put yourself through that is another question...

compact terraced houses in a good location can (usually) always be resold well

Your equity of about 5000 € you will probably need for the kitchen.
Also, check if painter and floor coverings are included in your variant. Often only tiling of the bathroom, hallway, and kitchen is included in the price.

It would be nice if you put your banking experience about your desired financing here so that others can orient themselves by it.

so in "our" 1400 € GEZ + insurances etc. are included, just for your information

no, painting and flooring are not included, but we would do all that ourselves anyway!
Regarding garden and tiles, the following is also included:

- Including terrace partition wall and garden house
- Modern bathroom with branded sanitary items
- Tiling in bathroom, kitchen, guest WC, and hallway

and the houses will not be finished until around mid/end of next year... so until then, you would still have more time to save up equity!

Of course, "only" the real estate transfer tax is due immediately...

The financing must still be in place before the contract is concluded.

You still have to factor in materials for the flooring (this also includes adhesive and moldings), kitchen, terrace and front yard as well as garden area.
Don’t expect too much from the "modern" bathroom with branded sanitary fittings, even if you now think that will be enough, it should be a nice design at the sample selection. That can cost a few thousand euros, but it doesn’t have to. Discipline is also required during the kitchen sample selection. Simple L-shaped standard kitchens are available for a few thousand already.

I quickly googled and found the corresponding terraced house. Where is the utility room supposed to be? It’s not included in the plan.
