Hello,

I am very interested in a Rheinhaus. The house is great, the price is right, the only thing that gives me a headache is that it is heated with night storage heaters, meaning electricity.

There is a GAS connection very close by!
I estimate the connection to cost around 3000€. Who can roughly tell me how much the whole thing would cost approximately (so everything needed to get the heating running). Of course, one cannot give an exact figure here, but roughly how much should I expect? Maybe I can negotiate the price down by that much!

EDIT: Or an alternative heating source, if I would already have to do a conversion!?

Thanks

Just for the future: it's called a townhouse! I'm slowly getting eye strain reading this ;)

Hurried reply on the go :)

Thank you for your absolutely meaningless answer. I’m sorry that I made a typo and I’m sorry that I couldn’t attend the German school like you and had to learn everything on my own! Sorry that my German is not as perfect as yours! That’s not how you make friends in life! Eye cancer... I’m not laughing! A little respect! I work just like you and pay my taxes on time! Let’s see if you say stuff like that in private too!

Hey, calm down everyone. It's morning and already so much stress. :)

If I read that correctly, you need a gas connection, a heater, radiators, pipes, and the labor to install it all. Since no one knows how large the heater needs to be, how many radiators you need, or whether you might want to install underfloor heating, no one will be able to give you a price. Get advice from a professional and have several quotes made. The gas supplier can tell you what it costs to lay the gas connection into the house.

Here in the forum there are mainly home builders who have very different requirements for heating than you do.

Hello,

Just replacing the night storage heaters alone won’t be enough!

You also need radiators or, if you plan to do a complete renovation anyway and the existing floor structure allows it, underfloor heating. Assuming radiators and the corresponding piping routes in a single-story house, costs will certainly run around €20,000 for you. In an older building, it’s also worth considering a domestic hot water heat pump or at least a hybrid system. Since costs vary considerably nationwide and no one knows the condition of the terraced house, I recommend that “before” you commit, you speak with a heating/plumbing master craftsman and have them provide a rough estimate of the costs.

But in general, even in your case, never buy a house without expertise! That means, find an expert you trust and inspect the property together with him. He can — by the way — also tell you how high the expected costs for renewing the heating system will be. Depending on the condition of the property, further costs might arise; keyword: energy-related renovation due to the change of the heating system. You need this knowledge, on the one hand, to be able to make an economic decision and, on the other hand, to set up a manageable financing plan!

Rhenish greetings
