Hello everyone,

I have received a form to fill out for the determination of the standard value. Can someone specify which costs are included in the construction costs? There must be a legal definition of what is included here and what is not. Unfortunately, I can't find anything about it. Maybe someone here is familiar with this. Or what have you all indicated there?

A form? Really. Didn't get a form, only a notice about the standard value where I can file an objection if I want!

That's probably different everywhere. Here, they ask about construction costs, built-up area, living area, type of heating, parking spaces, etc.

I received this last week and it was unclear to me as well. Therefore, I called the tax office. Unfortunately, that was not really helpful. They said, "Don’t drive yourself crazy. The exact amount doesn’t matter. Many things are unclear at the moment anyway, as the system will change in 5 years due to the reform. For a typical single-family house, it is currently about 280k." I just said that this is exactly the question for us because we are not a typical single-family house since our upper floor is not developed and we are rather around 180k instead of 280k. The answer was, "Yes, then you will be asked every few years whether the upper floor has been developed in the meantime. For now, the accuracy of the costs is not so crucial, don’t drive yourself crazy."

We have now indicated all direct house costs (except the kitchen, I had read in a forum that it does not count) and the development costs on the plot.

We omitted the public development, which belonged to the land purchase in our case.

In a few weeks we will then see whether this was correct or whether the rather low costs will be questioned. Own contribution can distort the amount quite a bit and I have now based it on the actual costs incurred including own contribution.

I called the tax office regarding the property tax form. I was given a detailed explanation of what counts as construction costs. At the same time, I was told that these costs are irrelevant for the tax calculation in our case (regular single-family house). Whether this applies to you, I don't know. The same goes for other things I asked about. For example, carport areas are not relevant for the tax.

I only made an effort with the living area calculation; one of the allowed methods resulted in a smaller amount.

So: ask!
