Nope, not in the small loan sector like most of us. There are separate HypCert appraisers for that.

Today the roofer is coming again first, tomorrow the construction engineer. After that, we have to submit the cost estimate and then we'll see what they would offer us. I will keep you updated.

Okay, I agree with you there. For secured loans up to 400,000 EUR, an on-site appraisal is generally not carried out – especially not outside the business area.

The BLW investigations are usually conducted in the KDB by so-called knowledgeable employees and not by appraisers according to Paragraph 6 BelWertV (HypCert appraisers).

Ultimately, I maintain that no direct bank corrects its BW upwards on demand. As I understood it here, all the value-increasing measures were carried out by the owners themselves. Ergo, there are no invoices (except possibly for material invoices) as evidence, so an on-site appraisal becomes necessary. However, the costs for this are not proportional to the interest savings.

It may be different with savings banks and cooperative banks. But it depends on the individual case.

Nope. Plumbing, electrical work, tiling, drywall, attic conversion, and roof windows were carried out by specialized companies. We did some drywall, partial plastering, ceilings, floors, walls, windows, interior doors, and small jobs ourselves. All craftsman invoices and material invoices were submitted to the bank.

30,000-40,000€, that is already mentioned in the initial post.

Tuesday is the appointment at the building authority. As it looks, a dormer will exceed the possibilities or what we are willing to invest. But we will still have the roofer calculate it. The structural engineer also says that it has to be done. So the roof itself.
