We are planning to build our dream house in summer 2019 - a solid Frisian house with approx. 123 m² according to WofV.
We put together the floor plan from many different impressions, reference property visits, internet research, etc. It was important to us that..
- Open-plan kitchen/living area
- small niche in front of the guest WC for an open wardrobe
- guest WC with window
- only one window on each of the two sides of the front
- the heating goes into the niche of the utility room
- niche under the stairs for a built-in cupboard, which is to be equipped with louvered doors, for shoes, jackets, etc.
Though I am unsure about the width and the appearance, because it protrudes under the stairs and should not directly touch the wood. Currently planned: 120 cm width, considering whether narrower at 100 or 80 cm.
- In the kitchen, on the wall where the niche protrudes, there should be 3 kitchen units up to ceiling height, one fridge-freezer combo, oven and broom cupboard, then the kitchen goes around in a U shape.
For the upper floor it was important that enough light falls into the shower (with shower tray), the washbasin is on the wall of the shower, and we want niches in the shower and above the bathtub.
We thought for a long time whether a dressing room or office/guest room should go in the middle upstairs, or two equally sized children's rooms in the upper area...
Then we decided that the two small rooms are enough for the children and we prefer to have one large room, where on the left there will be an "open" dressing corner and under the roof window a secretary desk.
The upper floor hallway will not have a gallery and will not be fully built up to the Frisian gable, it remains an open gallery, which we imagine very nicely. The argument that space for storage is lost does not count for us because the house is large enough.
Do you have any suggestions for improvement or concerns that any of this might not work as well in reality as we imagine?
