Hello everyone, we are planning to build a city villa with two full floors and would like to share our current design.
At the moment, the design is still a bit large, meaning it should be reduced somewhat.
Let's discuss!

Development plan/restrictions
Plot size: 910 sqm
Slope: Yes
Other specifications: Construction according to §34 Building Code. 2 full floors and a tent roof are directly adjacent in the neighborhood.

Client requirements
Style, roof type, building type: modern, tent or hip roof, city villa
Basement, floors: no basement, 2 full floors
Number of people, age: 2 adults (planned 2 children), 30
Space requirements on ground floor, upper floor: 87 sqm per floor
Office: Family use or home office? Yes, 2 days home office per week each.
Overnight guests per year: rather rare
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, cooking island: Open kitchen with island; overall open living-dining area
Number of dining seats: 6
Fireplace: Yes, but small.
Music/stereo wall: No.
Balcony, roof terrace: No.
Garage, carport: Double garage with technical room.
Kitchen garden, greenhouse: No.
Other wishes/special features/daily routine:
Direct access from garage to kitchen via "pantry".
Border construction of the garage is agreed with the neighbor.

House design
Who created the design:
- Architect
What do you like in particular? open living-dining area, long "kitchen front", utility room on the upper floor, air space, porch.
What do you not like? Why? The overall size should generally still be reduced, probably from the current 183 sqm to 175 sqm.
We are not quite satisfied with the upper floor yet, the bathroom is comparatively small for the house size, while the children's rooms are relatively large.
We are also considering placing the master bedroom and bathroom closer together.
As soon as we find the time, we will upload a separate idea for this.
Price estimate according to architect/planner: pending, we estimate 550,000 EUR, excluding ancillary building costs and garage.
Personal price limit for the house, including equipment: 675,000 EUR.
Preferred heating technology: Ground-source heat pump.

If you had to give up, which details/extensions
- could you give up: air space, smaller office downstairs.
- could not give up: office downstairs, utility room upstairs, guest bathroom on ground floor with shower, pantry.

Why is the design the way it is now? For example:
Design by the architect based on our rough specifications (room program and approximate sizes). He was free in form and design.
Which wishes were implemented by the architect? Basically all, this is still the first rough draft.
Topics like the placement of windows and doors were (not yet) addressed.

What is the most important/basic question about the floor plan summarized in 130 characters?
Where do you think living space can still be sensibly (!) saved?
Where are rooms too tight/awkward? Would you arrange the upper floor differently?

Then he is not an architect, because what is shown here is obviously not a preliminary draft, but something more advanced.

I don't think the floor plan is that bad. However, I believe that some floor space can be saved because it was generally planned rather generously.
At first glance, the large useless areas in the living/dining area stand out to me. Unfortunately, you can't just make those disappear without major adjustments.
The shower bathroom can be made a bit narrower without seeming too tight.

Shortening the vestibule at the entrance slightly saves a bit of space.

And the straight staircase also takes up space...

Basically:
I liked the idea of the passage Garage->Pantry->Kitchen until I saw the plan. That seems a bit too playful to me. So if it’s not supposed to become a secret entrance where the future kids can have fun, I would design that differently.

I find the situation in the office awkwardly solved. In general, one or two useless square meters would be better used here. The space is more valuable there.

The entrance garage - pantry is unnecessary and pointless. I do not want to trudge through the pantry with dirty boots.

Do you have an attic? I did not find the attic hatch. If not: Where is your storage space?

In the entrance area, I personally lack space for a seating area with a child. Dressing a child in a mud suit, snowsuit, etc. will then take place on the floor.

Due to the separated utility room, unfortunately, the possibility of a dirt sluice into the house for dirty muddy children is also eliminated. Too bad!

Generally very playful with many projections and corners, so if you want to save, there is plenty of potential there, see also the post above me.

As mentioned, it is an architect and the first draft in this form. Of course, there were also some handwritten sketches before. Office: You could certainly also set the door higher towards the pantry and change the hinge. This way the cupboard "disappears" behind the door. Attic: Exists. Dressing room: The idea was to enlarge the dressing niche a bit and thus create a little seating area. That should probably also fit at 1.6-1.8 width. Living area: We would then have to see how the green areas can be made a little smaller. Thanks already for the hint. Pantry: The room is indeed intended more as a pantry than a mudroom. For the latter, the office would probably have to be reduced, which is only a limited solution. Of course, you could also branch off a bit from the kitchen. Thanks already for the ideas.

How is the slope shaped? North plan left above? A precise site plan would be interesting. A typical evening sun from the SOUTHWEST seems rather unlikely.

The airspace here is, in my opinion, absolutely dispensable; it is more of a noise transmission channel from the ground floor to the upper floor. The access to the garage... I generally find these accesses dispensable. The hidden tall cabinet wall access is rather expensive and costs more useful tall cabinet space in the kitchen. The pantry access could also be from the hallway or through a different kitchen layout.

Access to the living room area: I would either plan a sliding door or have the door open into the hallway. An open door like this looks awkward in the room.

I also see the bay windows as a cost-saving factor.

Otherwise, I quite like the plan; I also see the many free spaces that noticed.
